The Derby Housing Market Area (HMA) covers the districts of Amber Valley, Derby and South Derbyshire plus Derbyshire County Council. The HMA contains the principal urban area of Derby, the sub-regional centre of Swadlincote, the market towns of Alfreton, Belper, Ripley and Heanor, villages, and rural areas.
The HMA boundary is logical and helpful for planning policy purposes as it follows local authority administrative boundaries and reflects real life functional relationships.
They important benefits of joint working within the Derby HMA include:
- aligning planning documents and policies
- sharing expertise
- jointly commissioning technical studies
- ensuring future housing is located on the most sustainable appropriate sites and is of the highest design standards
- ensuring future development is supported by appropriate services and infrastructure, including green infrastructure
The joint working within the Derby HMA is overseen by the Derby HMA Joint Advisory Board (JAB).
Why we are working in this way
The Derby HMA authorities recognised the need for joint working in relation to planning policy matters, given the functional relationships (especially housing markets and travel to work patterns) across the area.
What we are currently working on
The Derby HMA authorities are currently considering the plan options for the next round of plan-making within the Derby HMA.
Whichever plan option is chosen will be informed by a growth opportunities study, for which the Derby HMA has already secured external funding from the government.
The study will need to be undertaken by suitable consultants to be appointed jointly by the HMA authorities. It will focus on identifying and assessing strategic opportunities for growth within the Derby HMA, taking into account environmental and other constraints to development and the potential infrastructure required to enable planning for long-term, sustainable growth.
