Business plan submissions
Submissions of a full proposed business plan must be provided digitally and will outline how you intend to develop the centre, including:
- an overall vision for the centre including how it will deliver social as well as its financial outcomes
- amount offered for the centre in (£) (per annum) exclusive of business rates, utilities and other costs
- operating and staffing model
- analysis of the opportunity and the key strengths of the offer on site
- identify areas of growth
- marketing strategy including:
- key market segments
- how the offer will attract these key segments
- outline of an events programme
- analysis of key risks and mitigation
- indicative budget
- performance targets
Additional business plan requirements
Within the business plan, the new tenant must demonstrate how their operations will deliver our ambitions, including but not limited to:
- an operator that is willing to operate both a core daytime offering and evening functions as well as during events
- the council plan ambition of supporting resilient, thriving communities which share responsibility for improving their areas and supporting each other
- place service’s branding and sense of place
- our sustainable procurement policy
About the tenant
The new tenant will be required to provide us with an annual review of their business plan with progress against target relating to the previous financial year (April to March) in the following January. The report must be sent digitally and include full audited annual accounts, a copy of the balance sheet for the previous year and a projected cash-flow forecast for the following 12 months.
We would anticipate granting a lease for over 3 years, subject to the bidder’s individual requirements with annual turnover rent reviews based on audited accounts for the previous financial year.
